How to Prepare Your Home to Sell

Hello, everyone. Welcome back to my video blog.

A lot of sellers ask me what to do to get their home ready to list. There are a lot of simple things you can do that make a tremendous impact on a potential buyer.

First, make sure your home is clean. It may seem obvious, but I can’t tell you the number of times I’ve walked into a home with a buyer only to find dirty laundry and dishes. I even had a buyer turn right around and walk out of the house because the home smelled unpleasant.

Secondly, remove clutter from your home. Take down any personal items such as pictures and religious items. Buyers want to imagine themselves in the home and that can be hard when your possessions are everywhere.

Your main goal is to showcase your home. Turn on the lights and open the blinds to get as much light in as possible. Organize the room. Put an air freshener in. You’d be amazed at how these simple tricks can really catch a buyer’s attention.

Listing Plan of Action

Hey, everyone! Thank you for taking time out of your busy schedule to watch my video blog.

I promise to give you the best service possible. I have testimonials on my website where clients tell about their experience with me, what they did and didn’t like. Just so you know, if you aren’t happy with my service, I expect you to fire me!
  1. My listing plan of action is what sets me apart from other agents.
  2. I make sure to bring you prequalified buyers. I communicate with you on a weekly basis. I set up a time to tell you the feedback on your home.
  3. I get you the most money in your pocket. I get your home great exposure and price it correctly. A lot of homes sit on the market when they are priced too high. I take a great amount of time when determining the right price for you.
  4. I prospect Monday – Friday for a minimum of three hours a day. I either call potential buyers or walk door-to-door. Most agents don’t do this!
  5. I bring in professional photographers for your listing pictures. 
  6. I measure your home. I do this because the second largest reason realtors get sued is because of wrong measurements. This way there are no issues later.

Today’s market is definitely a seller’s market. If your home is priced fairly and in good condition, it should sell quickly. Over the past year, sales have gone up as much as 10 percent in some areas.

What’s happening in our current real estate market compared to last year and how will the recent flood affect the market?

Lately, I’ve been asked a lot of questions about the market and how the flood affects it.  So, let’s talk about how the market was before the flood.

From the beginning of the year, we saw an increase of buyers looking for homes.  A lot of sellers wanted to wait for spring to list their home, which is normally the busiest time of year. What this did, though, was create a shortage in inventory.  I believe we are still having that issue now.

It is starting to shift to a seller’s market, but you need to keep in mind that there is still a need for competitive pricing and making sure the home is in good condition.

The second question I’ve heard a lot is ‘how is the market doing after the flood?’

It really depends on your situation. The flooding affected mostly the inner city market. My opinion is the flood will not affect the market too much because those that had homes damaged more than likely had all the equity in their home and it would be very hard to qualify and buy a second home.  I do think, though, the rental market will be a lot tighter.

Sales will still be consistent.  Since January we’ve seen homes selling quickly and at a good price.
